What is a Expert Flip loan and how is it different from a regular Fix & Flip loan?
Longleaf Lending offers a fix and flip hard money loan for real estate investors who want to purchase a property with the intent to fix it up or renovate and afterwards resell the property for a profit.
Fix and flip loans are also referred to as a rehab loan or a short-term bridge loan. It can be used to finance the acquisition of a real estate property and finance the required renovations and improvements.
Like the regular Fix and Flip loan, Longleaf’s Expert Flip Loan Program is asset-based which means the focus is on the property’s value and cash-flow potential. The difference between the two are: longer term for Expert Flip (up to 18 months), higher LTC (up to 100% vs. 95% for the regular fix and flip loan), higher ARV (up to 75%), and a minimum of 680 FICO required for Expert Flip.
